The old part of Quinns Rocks – “Old Quinns” – is a leafy suburb traditionally used as a beach side holiday destination and popular with people from all over the State. There are still many dedicated holiday homes in the area and the relaxing holiday ambiance remains. Houses in Old Quinns each have a unique style as they are all built around the natural sand dune landscape.

Birdlife is prolific in the area and many different Austalian native species can be observed in the surrounding trees – some are even friendly enough to hand feed. A pair of pink and grey galahs can be found nesting on the house behind Sun Studio while a pair of Ospreys are breeding at nearby Mindarie Marina.

The suburbs surrounding old Quinns are full of new and developing housing estates but Old Quinns has kept its original charm. The services available close by are excellent, however, as the growing population in surrounding areas has also bought the shopping, infrastructure and services you would expect of a much newer area.
There are two popular cafes within easy walking distance of Sun Studio and a general store for any last minute essentials.

Mindarie Marina is less than 2 kms away along a pedestrian/bicycle path hugging the coastline. Apart from providing access to a multitude of aquatic and boat based activities such as fishing, kayaking and whale watching, it’s also a great place to watch the world go by from one of the many pubs, cafes and restaurants to choose from.
Joondalup, with its university campus, central services and major shopping complexes is less than 10 kms from Old Quinns. Ocean Keys shopping centre in Clarkson is less than 5 kms away. Public transport is readily accessible.
